Due Diligence
Due Diligence is most commonly performed for the following clients:
Brokers valuing a property for sale
Lenders or Owners acquisitioning/dispositioning a property
Property Managers acquiring a new property management assignment
During Due Diligence, MarketPro abstracts leases into our proprietary database according to the items selected by the client. Once the leases are abstracted, lease abstracts as well as specified reports are provided to the client.
Due Diligence has two purposes:
To create the initial database of information for a property. The database is then updated on an on-going basis as described further in Lease Administration.
A one-time need for potential Owners, Brokers or Lenders for the analysis of the rent roll, critical dates, expense recoveries, options, encumbrances, tenant and landlord obligations and other customized requests.
Outsourcing Due Diligence allows an economical approach to lenders, owners, brokers, and property management companies who do not have staff at their disposal to abstract leases. Our staff has experience in all sectors of commercial real estate ensuring the information is abstracted accurately. In addition, MarketPro Consulting’s proprietary database allows the abstracting to be more efficiently, which results in client savings as well.
This service is typically included in the acquisitions budget for Lenders and Owners and most often times a pass-through for property management companies as a consulting service.
